FIRST MEETING
Here at Seng Designs, we offer the first consultation session at no charge via phone call or email. We will discuss your requirements, as well as any constraints that may affect your project or planning application. There is no obligation to proceed after the initial consultation.

FEE QUOTATION
If you choose to proceed after the initial consultation, we will send you a written statement outlining the estimated time required for your project, the services included, our proposed fee, as well as any additional fees (such as a structural certificate, local planning authority fees, etc.). Please don’t hesitate to get in touch to enquire about our fees prior to the initial consultation.

SURVEY
After we have agreed upon your fee quotation and requirements, we will then arrange a date suitable for us to arrive onsite to take some measurements (a deposit of 25% is required to secure your booking, with the balance payable upon completion of the final drawings prior to planning authority submission. The fee includes any necessary changes required for permission to be granted). This survey process is mandatory as it is required in order to complete a set of building warrant drawings. During the current pandemic lockdown restrictions, all precautions will be taken in accordance with the government guidelines during the surveying session.

DESIGN
Upon the completion of the survey, we will develop a design brief specifically for your project and use it as a template to guide us through the design process. We will begin by outlining your needs in a written format and taking the context of the site into consideration, we will then begin to work on your project in accordance to the requirements of the building standard.
The design process will begin with a plan drawing  of your existing dwelling in a CAD drawing format using the measurements taken during the surveying session. We will then include the addition or extension according to the initial design brief, and once you have approved the layout design, we will then proceed to complete the specification requirements for a planning permission and/or building warrant. We will include a three dimensional diagram or illustration if there is a need to explain the project in a three dimensional form.
Before the drawings are ready to be submitted to the planning authority, we will collaborate with a structural engineer if required (the structural engineer’s fee is additional to ours). We can recommend a structural engineer to you, or you may appoint us with one of your choosing. We will then work closely with the structural engineer and make changes to the drawings if required in order to obtain a structural certificate prior to the planning application process.
Once the drawings are fully completed with your approval they will be ready to be submitted with the planning application to your local planning authority. We will communicate with your local authority until permission has been granted.

CONSTRUCTION
Most of our clients prefer to oversee the constructional process themselves, however we can oversee your project for you should you require it. This additional service includes the coordination of required contractors to carry out the work to a high standard. We have a network of building contacts accumulated over the years and would not proceed with granting contracts without your consent and agreement with the provided quotes from the contractors.
